The location? 4801–4999 S. State Road 7 in Davie.
What’s planned? Projected to be the largest multi-family project in the town’s history, the site will feature a 2.8 million-square-foot, mixed-use building called The District.
It’s set to be located a few blocks from the Hard Rock Casino, on the southwest corner of Griffin Road and State Road 7 in Broward County on about 8.5 acres of land.
The District will feature five buildings, each one ranging from 20-24 stories high with a collection of studio, one-, two- and three-bedroom apartments for a total of 1,256 units.
Square footage for the units should range between 589 to 1,460 square feet.
Amenities for the project include a pool, a 24-hour fitness center, a Sky Lounge for indoor and outdoor entertainment at the penthouse level, as well as parks and grooming stations for pets.

“We were looking at locations that were central to the county and sitting in areas that had a need for additional units, and with a lot of employment and student opportunities. Also finding a piece of land that is for sale isn’t easy,” said Noam Ziv, CEO of El-Ad National Properties, the developer behind the project.
The first level of the project will be devoted to 36,000 square feet of restaurants and retail space. There will be be a little over 2,000 parking spaces on site.

By the end of the project, it’s expected to be worth around $1 billion.
What will the apartments cost? Prices have not been officially set, but units will go for market value. Currently, in the town of Davie, an apartment costs about $3 per square foot for a new product, according to Ziv. “When we finish the first two phases, in about two years, we are going to adjust it based on where the market is,” added Ziv.

What’s being replaced? The site used to be home to a gas station and 50-year-old shopping center.
When will construction be finished? Construction for the project is expected to start in the next few months. Pre-leasing of the units will start in early 2025, with the first phase of the project expected to be completed that year.
The project will be built out in three phases.
Seeing demand: New housing developments have been popping up all over South Florida as developers see an increased need and demand amongst a low inventory housing market.

“This project is a game-changer for the town of Davie, by providing much-needed modernized residential living opportunities close to nearby universities, medical facilities and employment hubs such as the airport and seaport,” Ziv said. “Redeveloping the area by replacing a dated shopping center with a modern community provides a greatly enhanced tax base for the town.
The project is expected to attract workers at the casino nearby and potential students in the area, Ziv added.
“We don’t anticipate any slowdown in demand. It’s a well-known fact that there is a shortage of housing in South Florida,” he said.
